Myth-busting Monday

15 May 2017

Today marks the start of New Homes Week 2017 – your chance to find out more about the benefits of a new build home. Here we look at five common misconceptions you might have heard about buying new:

  1. New homes are more expensive and you’ll need a bigger deposit

The purchase price of an older property might seem cheaper when compared to a new build, but don’t forget when buying new you have no renovation or decorating costs when you move in. New homes are built to the latest environmental standards, making them more energy efficient and ultimately cheaper to run, saving you money in the long run.

When it comes to a deposit, using Help to Buy – which is only available on new build homes – you only need a deposit of 5% to secure your new home. You’ll then need a 75% mortgage (55% in London) and the Government will provide an equity loan of up to 20% (40% in London) to cover the remaining cost. Even better, you won’t be charged interest fees on the equity loan for the first five years.

  1. They’re smaller than older properties and don’t have any character

We work closely with our architects to design each property with you, the new homeowner, in mind. By combining traditional features and contemporary finishes, our new homes really do stand out from the crowd.

Inside that also means higher than average ceilings and large windows in every room to create bright and spacious living areas that are full of natural light.

  1. They’re poorly built

At St. Modwen Homes we are committed to delivering a high quality build at all times, following the Considerate Constructors code across all of our developments.

As a registered NHBC builder, all of our homes are also built to the NHBC Standards which cover everything from design to material specification and workmanship.

  1. There’s no parking or storage

At St. Modwen Homes we always consider clever storage options as part of the design, so you’ll find built-in cupboards throughout. All our homes also benefit from off street parking, with integral or detached garages included in our larger homes.

  1. All the best finishes cost more

High quality finishes are included as standard in all our new homes, such as designer fitted kitchens and eco-friendly Hansgrohe technology in the bathrooms.

When you buy with St. Modwen Homes, you’re buying from a multi-award winning housebuilder, committed to delivering high quality homes with real kerb appeal.

Whether you’re looking for your first home or moving up the property ladder, our friendly sales teams are always happy to help you find your perfect home and, with a number of initiatives available, it won’t be long before you’re enjoying the St. Modwen Homes’ difference.
