Part Exchange allows people looking to buy a new home at one of our developments to sell their existing home to St. Modwen Homes rather than wait for a buyer.

St. Modwen Homes will obtain three independent valuations from trusted agents and then agree a fair price with the homeowner. Not only is all the hassle taken out of selling your own home but there are also no estate agent fees to pay and no risk of broken chains.

Help to buy

England

With a Help to Buy: Equity Loan the Government lends you up to 20% of the cost of your newly built home, so you’ll only need a 5% cash deposit and a 75% mortgage to make up the rest.

Wales

Help to Buy – Wales provides a shared equity loan to buyers of new-build homes. The scheme supports the purchase of homes up to £300,000 bought through a registered Help to Buy – Wales builder.

Stamp Duty

As an existing homeowner there are several rate bands for Stamp Duty.
The tax is calculated on the part of the property purchase price falling within each band.

For example, if you buy a house for £275,000, the Stamp Duty Land Tax (SDLT) you owe is calculated as follows:
0% on the first £125,000 = £0
2% on the next £125,000 = £2,500
5% on the final £25,000 = £1,250
Total SDLT = £3,750

Buyers of additional residential properties, such as second homes and buy-to-let properties, will have to pay an extra 3% in Stamp Duty on top of current rates for each band.

Early Bird

If you've seen the St. Modwen home you want to purchase but it's not yet been officially released for sale, the Early Bird Scheme gives you the chance to make it yours.

STEP 1: Choose your new St. Modwen home
The Early Bird Scheme is available on selected developments where properties are yet to be released and currently fall within the next 12-month period.

STEP 2: Complete the Reservation Form
Once you have chosen your St. Modwen home, you must be pre-qualified and in a proceedable position. You can then complete a quick and easy Reservation Form with one of our Sales Consultants.

STEP 3: Pay a £250 refundable deposit
Secure your Early Bird reservation with a fully refundable £250 Early Bird reservation fee.

STEP 4: First Refusal
When your selected property is released for sale, you will have first refusal.

If for any reason you cannot proceed with the purchase of your chosen property, St. Modwen Homes will return your Early Bird reservation fee with no questions asked.

Assisted Move

Need some help selling your existing home?

Using our Assisted Move scheme, we take the stress out of selling your existing home, making sure your move goes as smoothly as possible. We’ll help by paying towards your estate agent fees, meaning you can move into your new St. Modwen Home before you know it.

Working with a local estate agent, we’ll agree a fair selling price for your existing home and then, once you’re happy, the estate agent will market your property and manage viewings along the way, helping to take all the hassle out of the house selling process. Once a buyer has been found, the estate agent will help complete the sale. It’s that simple!

Then let's get the ball rolling with Part Exchange Max*, our promise to get the maximum price for your old home with the added bonus of getting a little extra back in your pocket.

Firstly, you'll be able to reserve your new home without having sold your old one. We’ll take care of everything by putting your home on the market for four weeks, paying all those pesky agent fees, and we'll even sort out your removal costs.

If it doesn't sell, you can fall back on our agreed Part Exchange price.
