Planning application submitted for new housing development in Hilton, Derbyshire

St. Modwen Homes has submitted a planning application for 130 new homes to be built on the former Ministry of Defence Central Vehicle Storage Depot, located just off The Mease in Hilton, South Derbyshire.

If planning approval is granted, the proposed development will deliver a mix of properties within its first phase, from one bedroom apartments to four bedroom detached houses.

Additionally, St. Modwen has submitted a planning application for a new 210 place one form entry primary school which, if approved, will be located next to the new homes.

Last year, St. Modwen received outline planning for a mixed-use development on the brownfield site which will include up to 485 homes and employment opportunities when complete. St. Modwen is also set to contribute £1.5 million towards secondary education in Hilton.

Robin Smith, Technical Director at St. Modwen Homes, said: “In recent years, Hilton has expanded into a large village populated by people working for nearby businesses including Toyota and Rolls Royce. These proposed homes will help address the current under-supply of quality new homes in the local area, providing desirable properties for people on all stages of the property ladder.

“In addition to the new homes, our plans include new walking and cycling routes through the development and a children’s play area. We also plan on retaining the existing woodland that borders the site and will aim to enhance both its recreational and ecological uses. We’re working closely with the local authority to ensure we preserve and improve the habitats of local wildlife.

“Furthermore, St. Modwen’s application to deliver a new primary school in the area will prove hugely beneficial to families in the village if approved, helping to ensure a sustainable community develops.”

Working alongside RG+P architects, St. Modwen Homes has designed the proposed properties to be sympathetic to the local area, utilising a range of materials including red brick, render and horizontal cladding to create attractive street scenes. Typical of St. Modwen Homes, the house designs fuse traditional features with contemporary finishes. Each house has been designed with large windows and higher than average ceilings, allowing light to flood through the property, not to mention carefully designed kitchens and top quality fixtures.

The new development at Hilton will be St. Modwen Homes’ second site in Derbyshire, joining Manorfields in Castle Gresley, near Swadlincote, and its 14th site in the UK.
